The following policies apply to all properties, Eastridge Apartments, Keeton Apartments, and Rental Homes. Please contact our office if you require clarification or have any questions.
Rent and Late Fees
Rent is due the 1st-5th of each month. After the 5th, a $50 late charge will be added to the tenant's account. After the 10th, a $10 charge is added to the account per day. On the 11th of each month, if the rent is still unpaid, the electric will be shut off until the account is current. All accounts must be at "0" balance by the 10th of each month. No exceptions.
Breaking the Lease
Tenant must provide a 30 day written notice before moving from the rental property. If the tenant does not stay the duration of the lease, they will be expected to pay a cancellation fee equal to one month's rent. The tenant also forfeits their deposit. No exceptions.
Only tenants on the lease should reside in your apartment. To add someone to the lease as a new roommate, the prospective tenant must fill out an application and be approved to sign the original lease.
No pets in any properties. If a pet is found on the premises, the tenant will receive a $300.00 fine, forfeit the security deposit, and the lease will terminated immediately. No exceptions.
Drug and Criminal Activity
No tenant or guest of the tenant will engage in or use the premises for criminal/drug-related activity, on or near the rental property. No exceptions.
Miscellaenous "House Rules"
- No water beds without written approval from the landlord.
- No tenants will operate a business within the rental property.
- Tenants will keep their homes clean and undamaged, including outdoor patio areas.
- No non-running vehicles such as boats, RVs, or trailers are to be parked on the property.
